2. Physical inspection & access
Check the actual width of the access road in government village revenue maps (naksha), not just what is visibly cleared on ground. Ensure right-of-way disputes do not compromise your entry.
3. Topography & flood history

Consult master town planning maps to understand future ring roads, educational hubs, and utility lines that will compound your plot's appreciation over the decade.
